Florida Community Living by the Numbers: 10 Surprising Facts About Condos and HOAs

Stats.jpg

From Sarasota and Bradenton to communities across the Sunshine State, the numbers reveal just how important condominium and homeowners associations have become to Florida living.

When you drive through Sarasota, Bradenton, Lakewood Ranch, or Venice, chances are you're passing through neighborhoods governed by homeowners associations or condominium associations. But have you ever wondered how many Floridians actually live in these communities? How many people volunteer to serve on association boards? Or how much money residents collectively contribute to maintain their neighborhoods? The answers may surprise you.

Here are ten interesting facts about community association living in Florida, with a special look at Sarasota and Manatee Counties.

1. Approximately 9.5 Million Floridians Live in Community Associations

That's right. An estimated 9.5 million Florida residents live in communities governed by condominium associations, homeowners associations, or cooperatives. That represents roughly four out of every ten Floridians. Community association living is no longer a small segment of Florida housing. It is a major part of how our state lives.

2. Florida Has More Than 50,000 Community Associations

Florida has approximately 50,100 community associations, according to industry estimates. These range from small condominium buildings with a handful of residences to sprawling master-planned neighborhoods containing thousands of homes. Each association has its own governing documents, financial responsibilities, maintenance obligations, and leadership.

3. Nearly 4 Million Florida Homes Are in Associations

Approximately 3.9 million Florida housing units are located within community associations. That includes condominium units, townhomes, villas, and single-family residences.

4. Sarasota County Has More Than 1,000 Registered Condominium and Cooperative Associations

According to an August 2026 compilation of Florida regulatory records, Sarasota County had approximately 1,053 registered condominium and cooperative associations, representing more than 66,000 units. These communities stretch from Sarasota and Siesta Key to Venice, North Port, and surrounding areas. And that's before adding traditional homeowners associations, which are not included in this particular count.

5. Manatee County Has Hundreds of Condominium Communities

Manatee County, home to Bradenton, Palmetto, Anna Maria Island, and portions of Lakewood Ranch, had approximately 678 registered condominium and cooperative associations in the same August 2026 dataset. Together, these associations represented more than 41,000 units. Combined with Sarasota County, the two counties accounted for approximately 1,731 registered condominium and cooperative associations. That is an extraordinary concentration of community living in our immediate region.

6. Florida Residents Contribute Nearly $20.5 Billion Annually to Their Communities

Community associations do much more than establish neighborhood rules. Florida association residents collectively pay approximately $20.5 billion annually in assessments, according to the Foundation for Community Association Research's published Florida figures. These funds support services such as landscaping, building maintenance, insurance, recreational facilities, security, infrastructure, and other community responsibilities. The exact services vary considerably by association.

7. More Than 320,000 Floridians Volunteer to Help Govern Their Communities

Behind every successful community association is a group of people willing to contribute their time. An estimated 321,700 Floridians serve as volunteer association leaders annually. These homeowners attend meetings, review budgets, help establish priorities, and make decisions affecting their neighbors. The estimated value of that volunteer service is approximately $413 million.

8. Most Community Associations Are Much Smaller Than You Might Think

Although Southwest Florida is home to large master-planned developments, many individual condominium associations are surprisingly small.

Using August 2026 condominium and cooperative registry data:

  • Sarasota County averaged approximately 63 units per registered association.

  • Manatee County averaged approximately 61 units per registered association.

9. Community Associations Are an Important Part of Protecting Property Values

In a Florida community association survey published by the Foundation for Community Association Research, 63% of respondents said association rules protect and enhance property values, while another 25% said the rules have a neutral effect. Together, that means 88% viewed the rules as either beneficial or neutral.

Of course, association rules alone do not guarantee higher property values. Location, maintenance, market conditions, financial stability, and many other factors also influence home prices. Nevertheless, the findings demonstrate that many residents recognize the role associations can play in maintaining neighborhood standards.

10. Community Association Living Is About Much More Than Buildings

Whether it's a beachfront condominium in Sarasota, a residential neighborhood in Bradenton, or a master-planned community in Lakewood Ranch, every association represents people sharing responsibility for the place they call home. Some communities are primarily seasonal, while others have year-round residents. Some attract retirees, while others include young families, working professionals, and residents of all ages.

Reliable statewide figures comparing the average ages of condominium residents with HOA residents are not readily established, so it would be misleading to assign a single typical age to either group. What is clear is that association living has become an essential part of Florida's residential landscape.

The Bigger Picture

With millions of residents, tens of thousands of associations, and billions of dollars in annual assessments, Florida's community associations represent an enormous responsibility. For volunteer board members, that responsibility includes maintaining common property, managing finances, planning for future expenses, communicating with residents, and complying with applicable Florida laws. For homeowners, it means participating in a shared community where good management and responsible governance can make a meaningful difference.

At C&S Community Management Services, Inc., we understand that behind every statistic is a community of people who want their neighborhood to remain attractive, financially responsible, and enjoyable.

And that is what professional community management is all about.
